Grubb Properties recently debuted Link Apartments® QPN, our newest multifamily development located in the heart of Long Island City, a dynamic submarket in the Queens borough of New York City. The successful delivery of Link Apartments® QPN represents another milestone in Grubb Properties' strategic expansion in key gateway urban markets and exemplifies our commitment to addressing the nation’s housing crisis.
“Link Apartments® QPN addresses the surging pent-up demand for high-quality apartments offering exceptional value in one of New York City’s most sought-after neighborhoods,” said Clay Grubb, CEO, Grubb Properties. “We’re proud that it sets a high standard in attainable urban living through its inspired design, top-line amenities, and convenient transportation access, and we look forward to welcoming residents into their brand-new homes.”
Link Apartments® QPN is in a Qualified Opportunity Zone, an economically distressed community where new investments, under certain conditions, may be eligible for preferential tax treatment – and is part of Grubb Properties' Opportunity Zone Program. Investments in QOZ properties can provide tax advantages for investors while contributing to a neighborhood's ongoing revitalization.
The 26-story building includes 417 studios to two-bedroom apartments, 30% of which are designated affordable as part of the city’s 421(a) housing program. The property also includes approximately 7,000 square feet of ground-floor retail space.
Designed by Handel Architects, Link Apartments® QPN residences feature nine-foot ceilings, luxury plank flooring, in-home washers and dryers, and complimentary window treatments. The kitchens boast stainless steel appliances, quartz countertops and full-height backsplash, soft-close cabinetry, and under-cabinet lighting, along with porcelain tile floors and tiled wet walls in the baths.
Residents at Link Apartments® QPN will also enjoy over 35,000 square feet of curated amenities, including a 24-hour concierge, outdoor pool and sundeck with cabanas and outdoor shower, rooftop terrace with skyline views, and barbeques and outdoor dining areas. Other highlights include a resident lounge, state-of-the-art fitness center, co-working spaces, library nook, game room, and a garden courtyard with two dog runs. On-site resident and bike storage is available, and the pet-friendly building hosts a pet spa.
One of Link Apartments® QPN’s most valuable amenities is its seven-minute commute to Manhattan with direct access to the Metropolitan Transit Authority’s (MTA) Queensboro Plaza subway station’s 7, N and W trains through a new, fully accessible entrance, pedestrian bridge connection and additional elevator.
This new accessibility is the result of a unique public/private partnership, with Grubb Properties joining the Department of City Planning and Metropolitan Transportation Authority to participate in New York’s Zoning for Accessibility program. In exchange for additional density at Link Apartments® QPN, Grubb Properties made the Queensboro Plaza subway station fully accessible by adding a 24/7 street-level elevator. This marked only the second use of the Zoning for Accessibility program and the first outside Manhattan.
Link Apartments® QPN echoes Long Island City’s vibrant arts scene by showcasing artwork to inspire residents, beautify their surroundings and help foster a sense of community. Grubb Properties commissioned original pieces, including several by local artists, that reflect the character of the building and the neighborhood. The artwork is displayed throughout the building, including the first-floor lounge and mail room, the 12th floor lounge and co-working space, and the elevator lobbies. The artists include Emilio Perez, Naomi Kawanishi Reis, KAWS, Stefan Heyne, Tara Donovan and Liz Roache. The courtyard features a sculpture park with works by John Clement and the bike room and dog spa features works by Yuke Li.
